What FD30 fire doors in Greater London should include

Our FD30 fire doors service runs throughout Greater London. Main towns include London, Islington and City of Westminster, and we cover the smaller places in between.

Each FD30 leaf we supply for Greater London is sized for the opening, rather than trimmed beyond what its certification allows. In Greater London, FD30 doors are the usual choice for escape-route corridors, stairs and kitchen doors where the fire strategy asks for 30 minutes.

Greater London has a mix of buildings, from purpose-built blocks to converted houses and commercial premises. We tailor the programme to the building, not the other way round.

Where are FD30 doors used?

FD30 is the rating most buildings rely on. You will find it on flat entrance doors, doors onto escape corridors and stairs in houses in multiple occupation, kitchen doors in HMOs, and most internal doors on escape routes in offices, schools, surgeries and shops. Where smoke control matters too, the door is specified as FD30S (E30Sa), which adds a smoke seal and a tighter threshold.

The rating your building needs comes from its fire strategy or fire risk assessment, not from the door supplier. If you are unsure whether a door should be FD30 or FD60, we check the drawings, the risk assessment and what is installed now before we price anything. Our FD30 vs FD60 guide explains the difference.

The regulations behind fire doors in Greater London

England's framework applies in Greater London. Approved Document B guides the fire performance of new and replacement doors under the Building Regulations 2010. Day-to-day duties sit with the responsible person under the Fire Safety Order 2005, and for multi-occupied residential buildings, the Fire Safety (England) Regulations 2022 add duties such as giving residents information about fire doors. In London, the London Fire Brigade is the enforcing authority for fire safety law.

For blocks over 11 metres in Greater London, those regulations require communal fire door checks at least every three months and best-endeavours flat entrance door checks each year. In higher-risk buildings, building work is overseen by the Building Safety Regulator, so we check whether approval is needed before starting.

FD30 fire doors questions

Do you provide FD30 fire doors across Greater London?

Yes. We cover all of Greater London, including London and Islington. Surveys and written quotes are free.

Do FD30 doors need a closer?

Most do. Doors on escape routes, flat entrance doors and doors in the common parts of buildings need a self-closing device that shuts and latches the door. Some doors inside houses and locked riser doors are exceptions, depending on the fire strategy.

What is the difference between FD30 and FD30S?

FD30S has been tested for smoke control as well as fire. It adds a smoke seal, usually a brush or blade, and needs a tight threshold gap. Flat entrance doors and doors onto protected escape routes are commonly specified as FD30S.
