Fire door installation FAQ

Quick answers to the questions we're asked most.

Do you only fit certified fire doors?

Yes. We supply third-party certified doorsets, leaves and components, and fit them to the manufacturer's installation instructions so they can perform as tested. Where an existing door's provenance cannot be established, we tell you and explain the options.

Can you price from our fire door inspection report?

Usually, yes. Send the report and we will price each action door by door, confirm on site where needed, and report back against the same door references so you can close the actions off.

Which parts of the UK do you cover?

We work across England, Wales, Scotland and Northern Ireland. The rules differ between nations, so we check which apply to your building before specifying anything.

What do we receive when the work is finished?

For each door: the product and certificate reference, the hardware fitted, gap measurements, closer checks and photographs, including the frame fixing and sealing before the architraves go on.

Do you install fire doors in occupied buildings?

Yes. We plan work in occupied buildings so escape routes stay protected, agree access with residents or staff in advance, and never leave an opening without a door overnight.

How much does a fire door cost to fit?

As a guide, from about £300 for a certified FD30 leaf into a sound frame, £650 to £1,300 for an FD30 doorset and £1,200 to £2,400 for a flat entrance doorset, all ex VAT. Your fixed price follows a free survey.

Can a normal door be upgraded to a fire door?

Generally no. Adding intumescent strips or paint to an ordinary door does not make it a fire door. Doors need to be certified products, fitted to their evidence.

How often should fire doors be checked?

It depends on the building and nation. In England, communal fire doors in residential buildings above 11 metres must be checked every three months and flat entrance doors annually on a best-endeavours basis. Elsewhere, your fire risk assessment sets the frequency.

What gap should there be around a fire door?

Usually around 3mm between the leaf and frame, within the tolerance the manufacturer's certification allows. Threshold gaps are set by the certification and are tighter where smoke control is required.

Do you inspect fire doors as well as install them?

Our focus is supply, installation, repairs and remedials. We survey every door before quoting and can work from your existing inspection report.

Who will carry out the work?

Installers working to our installation method and under our management. Your contract is with S&K Property Investments and Improvement Ltd throughout.

Do you remove the old doors?

Yes. Removal and disposal of old doors and packaging is included in our quotes unless you ask otherwise.

Can fire doors be painted?

Yes, with care. Paint must not cover intumescent strips, smoke seals or certification labels, and heavy build-up can affect gaps. Factory finishes avoid most of these issues.

Are wedged-open fire doors a problem?

Yes. A wedged door cannot do its job. Where doors need to stay open, a hold-open device or free-swing closer that releases on the fire alarm is the safe solution.
