FD60 fire doors: our service in Kent

Across Kent, from Maidstone to Gillingham, we survey, supply and fit FD60 fire doors for homes, blocks of flats and workplaces.

Before ordering FD60 doors for a Kent building, we check the rating each opening actually needs, because over-specifying makes doors heavier and dearer. FD60 openings in Kent buildings tend to be stair cores, plant rooms and bin stores in larger blocks and commercial premises.

Kent has a mix of buildings, from purpose-built blocks to converted houses and commercial premises. We tailor the programme to the building, not the other way round.

What do you hand over at the end?

For every FD60 opening we record the product and certificate reference, the gap measurements, the hinge and closer specification, how the frame was fixed and what was used to seal the frame-to-structure gap, with photographs before the architraves go on. That record is what your fire risk assessor or building control officer will ask for.

Fire door law for Kent properties

In Kent, as elsewhere in England, the starting point is the Fire Safety Order 2005: whoever controls a workplace or the shared parts of a residential block must make sure its fire doors work. When doors are replaced, the Building Regulations and Approved Document B set the standard the new work has to meet.

Blocks above 11 metres have a specific routine under regulation 10 of the Fire Safety (England) Regulations 2022: quarterly checks of communal fire doors and annual best-endeavours checks of flat front doors. If your Kent building is a higher-risk building under the Building Safety Act 2022, we confirm the approval route with the Principal Accountable Person before any work is ordered.

What happens after you enquire

  1. Confirm the 60-minute requirement against the fire strategy
  2. Survey structure, opening size and wall type
  3. Order the certified doorset with ironmongery to its evidence
  4. Install the frame, fix and seal it to the structure
  5. Hang, adjust and test the leaf, closer and latching
  6. Record evidence and make good

What does FD60 fire doors cost in Kent?

As a guide, budget £850–£1,800 per FD60 doorset supplied and fitted, ex VAT for FD60 fire doors. The figure for your Kent building depends on the number of doors, the rating, the condition of the frames, finishes, hardware and access. We confirm a fixed price after the free survey.

FD60 fire doors questions

Do you provide FD60 fire doors across Kent?

Yes. We cover all of Kent, including Maidstone and Gillingham. Surveys and written quotes are free.

Can I upgrade an FD30 door to FD60?

Not by adding parts. An FD30 leaf cannot be turned into an FD60 door with extra strips or paint. If an opening needs 60 minutes, the leaf, and usually the frame, need to be replaced with a certified FD60 product.

Are FD60 doors harder to open?

They are heavier, so the closer has to be chosen and adjusted with care. A well-set closer will still close and latch the door while keeping the opening force reasonable for the people who use it.
