Doors take heavy use from young residents, so the specification centres on robust closers and tamper-resistant seals, with most work timed for the summer vacation.

What does a student accommodation fire door estate include?

Purpose-built student accommodation is usually arranged as cluster flats: a group of study bedrooms sharing a kitchen and living space, behind a single entrance door onto the common corridor. Inside each cluster, bedroom doors and the kitchen door are normally fire doors too, because the kitchen is the most likely place for a fire to start. Studios behave more like conventional flats. University halls range from traditional corridor blocks to modern towers, while smaller student houses are effectively HMOs and treated as such.

Who is the duty-holder for student blocks?

The operator, university or owner is generally the responsible person under the Fire Safety Order 2005 in England and Wales. In England, purpose-built blocks of at least 18 metres or seven storeys with two or more residential units can fall within the higher-risk building regime, with an accountable person and oversight from the Building Safety Regulator, and regulation 10 checks may apply to blocks above 11 metres depending on how the building is classified. Shared houses let to students are usually licensed HMOs, so council licence conditions apply. Scotland and Northern Ireland follow their own fire safety legislation and licensing rules.

Where a university leases a block from a private operator under a nominations agreement, the agreement should state who maintains the fire doors and who receives the records. Gaps in that wording are a common reason for doors falling between two organisations.

When should student accommodation doors be replaced?

The summer vacation is the natural window, between residents leaving in early summer and new arrivals in September, although many blocks also host summer lets or conference guests. Plan floor by floor around those bookings. Where urgent remedial work is needed during term, give residents notice, complete each cluster entrance door in a single visit, and work on bedroom doors while residents are out, with consent and an escort from the accommodation team.

Which components survive student use?

  • Closers: heavy-duty fire door closers with backcheck and tamper-resistant covers, adjusted to close firmly without being too heavy to open.
  • Seals: intumescent strips and smoke seals in robust carriers; torn or removed seals are a frequent inspection failure.
  • Finishes: durable leaf faces, kick plates and edge protection compatible with the door's evidence.
  • Locks: every bedroom and cluster door openable from inside without a key.

Bedroom doors are commonly FD30 fire doors with smoke seals, and cluster entrance doors are treated in the same way as flat entrance fire doors.

How should operators record and review the doors?

Students wedge doors open, disconnect closers and hang posters and coat hooks on the leaves, so the installation record is only the starting point. Link the door register to room and cluster references, check doors at each changeover, and give residents a damage reporting route they will actually use. Where checks keep finding the same faults on the same doors, a stronger closer, different hardware or a full fire door replacement often costs less over a few academic years than repeated repairs.

What about kitchens in cluster flats?

The shared kitchen is the room where most fires in student accommodation start, so its door does more work than any other in the cluster. It is usually a self-closing fire door with smoke seals, and it is also the door most likely to be wedged open because the kitchen gets hot and residents carry plates through it. Fitting a free-swing closer or an alarm-linked hold-open device, where the fire strategy permits, removes the temptation while keeping the door effective when the alarm sounds.

Some older blocks have open-plan kitchen and living areas off the cluster hallway, with no door at all. Whether that arrangement is acceptable depends on the building's fire strategy and detection, and a fire risk assessor or fire engineer should confirm it rather than an installer. Where a door is needed, a glazed fire door keeps the space feeling open.

In cluster flats, bedroom doors usually open onto the shared hallway inside the cluster, which forms part of the escape route, so they are normally specified as self-closing fire doors with smoke seals. The building's fire strategy and fire risk assessment confirm the exact requirement.

What if students keep wedging fire doors open?

Address the reason first. Doors are usually wedged because closers are too heavy or kitchens get hot. Better-adjusted closers, alarm-linked free-swing or hold-open devices where the fire strategy allows, and clear resident communication all help. Record and follow up every wedged door.

Is purpose-built student accommodation a higher-risk building?

In England, student blocks that are at least 18 metres high or have at least seven storeys, and contain two or more residential units, can fall within the higher-risk building regime. The building's registration with the Building Safety Regulator, or legal advice, confirms its status.
