FD30 fire doors: our service in Derbyshire
Whether your building is in Derby, Chesterfield or a smaller place in Derbyshire, we can provide FD30 fire doors with the same evidence-led approach.
For a mixed portfolio in Derbyshire, we can survey every FD30 opening in one visit and price leaf-only and doorset options side by side. In Derbyshire, FD30 doors are the usual choice for escape-route corridors, stairs and kitchen doors where the fire strategy asks for 30 minutes.
Wherever your building is in Derbyshire, the fire safety duties come from national rules, and our installation standard is the same.
Leaf only or a full doorset?
If the existing frame is sound, correctly sized, securely fixed and compatible with the new leaf's certification, a new FD30 leaf can be hung in it. Many frames do not pass that test: old softwood linings, frames that have been cut about for previous doors, or frames with no evidence of how they were fixed. In those cases a certified doorset (leaf, frame and ironmongery tested together) is the cleaner answer and usually the quicker one on site.
We tell you which route each opening needs on the survey, door by door, and why.
Fire door law for Derbyshire properties
The rules that apply to fire doors in Derbyshire are England's. The responsible person under the Regulatory Reform (Fire Safety) Order 2005 must keep fire doors in non-domestic premises and the common parts of flats in working order; the Fire Safety Act 2021 confirmed that this includes flat entrance doors onto common parts.
Where a Derbyshire block is above 11 metres, regulation 10 of the 2022 regulations means communal doors are checked every three months and flat entrance doors annually on a best-endeavours basis. Replacement doors must also satisfy the Building Regulations, with Approved Document B as the guidance most building control bodies work from.
Our process in Derbyshire
- Measure the opening, check the frame and confirm the rating needed
- Order a certified leaf or doorset to size, with matching components
- Remove the old door and assess the frame or structural opening
- Fix the frame and hang the leaf to the certified gap tolerances
- Fit seals, hinges, latch, closer and signage, then test close-and-latch
- Seal the frame-to-wall gap, make good and record the evidence

Questions
Do you provide FD30 fire doors across Derbyshire?
Yes. We cover all of Derbyshire, including Derby and Chesterfield. Surveys and written quotes are free.
What is the difference between FD30 and FD30S?
FD30S has been tested for smoke control as well as fire. It adds a smoke seal, usually a brush or blade, and needs a tight threshold gap. Flat entrance doors and doors onto protected escape routes are commonly specified as FD30S.
Do FD30 doors need a closer?
Most do. Doors on escape routes, flat entrance doors and doors in the common parts of buildings need a self-closing device that shuts and latches the door. Some doors inside houses and locked riser doors are exceptions, depending on the fire strategy.
