FD30 fire doors in Staffordshire, done to the evidence

We provide FD30 fire doors across Staffordshire, covering 11 towns and 37 postcode districts, including Stoke-on-Trent, Newcastle-under-Lyme and Burton upon Trent.

For a mixed portfolio in Staffordshire, we can survey every FD30 opening in one visit and price leaf-only and doorset options side by side. Each FD30 leaf we supply for Staffordshire is sized for the opening, rather than trimmed beyond what its certification allows.

Managing agents, landlords, schools, care providers, businesses and homeowners in Staffordshire can all use one team for survey, supply, installation and evidence. We plan work around occupants and hand over a record for every door.

What does a correct FD30 installation include?

A typical timber FD30 leaf is around 44mm thick and hangs on at least three fire-tested hinges. The gaps between leaf and frame are set to the manufacturer's data, usually around 3mm. Intumescent strips, and smoke seals where needed, go in the frame or leaf edge as specified. The closer must pull the door shut and latch it from any angle. Every hole cut for a lock, latch or hinge is lined with intumescent material where the certification calls for it.

Then comes the part that is often skipped: sealing the gap between the frame and the wall with a tested material, as BS 8214:2026 now sets out in more detail.

Which fire door rules apply in Staffordshire?

England's framework applies in Staffordshire. Approved Document B guides the fire performance of new and replacement doors under the Building Regulations 2010. Day-to-day duties sit with the responsible person under the Fire Safety Order 2005, and for multi-occupied residential buildings, the Fire Safety (England) Regulations 2022 add duties such as giving residents information about fire doors.

For blocks over 11 metres in Staffordshire, those regulations require communal fire door checks at least every three months and best-endeavours flat entrance door checks each year. In higher-risk buildings, building work is overseen by the Building Safety Regulator, so we check whether approval is needed before starting.

The steps on a Staffordshire installation

  1. Measure the opening, check the frame and confirm the rating needed
  2. Order a certified leaf or doorset to size, with matching components
  3. Remove the old door and assess the frame or structural opening
  4. Fix the frame and hang the leaf to the certified gap tolerances
  5. Fit seals, hinges, latch, closer and signage, then test close-and-latch
  6. Seal the frame-to-wall gap, make good and record the evidence

Common questions

Do you provide FD30 fire doors across Staffordshire?

Yes. We cover all of Staffordshire, including Stoke-on-Trent and Newcastle-under-Lyme. Surveys and written quotes are free.

Can a new FD30 door go into my old frame?

Sometimes. The frame has to be sound, square, securely fixed and compatible with the new leaf's certification. Many older frames are not, especially softwood linings or frames altered for previous doors. We check each frame on the survey and recommend a doorset only where the frame cannot be relied on.

How long does it take to fit an FD30 door?

A leaf into a sound frame is often a few hours. A full doorset including frame removal, fixing, sealing and making good is usually half a day to a day per opening, depending on access and the wall construction.
