FD30 fire doors for Belfast buildings

Our FD30 fire doors service covers all of Belfast, across postcode districts including BT1, BT15 and BT9.

In Belfast, FD30 doors are the usual choice for escape-route corridors, stairs and kitchen doors where the fire strategy asks for 30 minutes. Each FD30 leaf we supply for Belfast is sized for the opening, rather than trimmed beyond what its certification allows.

Managing agents, landlords, schools, care providers, businesses and homeowners in Belfast can all use one team for survey, supply, installation and evidence. We plan work around occupants and hand over a record for every door.

What does a correct FD30 installation include?

A typical timber FD30 leaf is around 44mm thick and hangs on at least three fire-tested hinges. The gaps between leaf and frame are set to the manufacturer's data, usually around 3mm. Intumescent strips, and smoke seals where needed, go in the frame or leaf edge as specified. The closer must pull the door shut and latch it from any angle. Every hole cut for a lock, latch or hinge is lined with intumescent material where the certification calls for it.

Then comes the part that is often skipped: sealing the gap between the frame and the wall with a tested material, as BS 8214:2026 now sets out in more detail.

Rules and responsibilities in Belfast

Belfast is in Northern Ireland, where fire doors are covered by the Building Regulations (Northern Ireland) 2012 and Technical Booklet E on fire safety. Duties in non-domestic premises come from the Fire and Rescue Services (Northern Ireland) Order 2006 and the Fire Safety Regulations (Northern Ireland) 2010.

The English regulation 10 checking regime does not apply here, so the fire risk assessment sets how often doors in Belfast are checked. We hand over evidence that supports it.

What happens after you enquire

  1. Measure the opening, check the frame and confirm the rating needed
  2. Order a certified leaf or doorset to size, with matching components
  3. Remove the old door and assess the frame or structural opening
  4. Fix the frame and hang the leaf to the certified gap tolerances
  5. Fit seals, hinges, latch, closer and signage, then test close-and-latch
  6. Seal the frame-to-wall gap, make good and record the evidence

Prices for FD30 fire doors in Belfast

Common questions

Do you provide FD30 fire doors across Belfast?

Yes. We cover all of Belfast, including Belfast and Castlereagh. Surveys and written quotes are free.

Do FD30 doors need a closer?

Most do. Doors on escape routes, flat entrance doors and doors in the common parts of buildings need a self-closing device that shuts and latches the door. Some doors inside houses and locked riser doors are exceptions, depending on the fire strategy.

What is the difference between FD30 and FD30S?

FD30S has been tested for smoke control as well as fire. It adds a smoke seal, usually a brush or blade, and needs a tight threshold gap. Flat entrance doors and doors onto protected escape routes are commonly specified as FD30S.
