Fire door replacement in Highlands & Islands: what's involved
Our fire door replacement service covers all of Highlands & Islands, across postcode districts including HS1, ZE3 and IV52.
We never leave a Highlands & Islands opening without a door; the new one is on site before the old one comes out. If a door in your Highlands & Islands building can be repaired rather than replaced, we will tell you.
Highlands & Islands has a mix of buildings, from purpose-built blocks to converted houses and commercial premises. We tailor the programme to the building, not the other way round.
Repair or replace?
Plenty of fire door faults can be fixed: worn seals, loose hinges, failed closers, small gaps. Replacement is the right call when the leaf is split, delaminated or badly damaged, when gaps are too large to correct within the manufacturer's guidance, when the door was never a fire door, or when unapproved holes and alterations have been made. We explain the reason for every replacement we recommend. Our repairs page covers what can be fixed.
What the rules say for Highlands & Islands
In Highlands & Islands, fire doors are specified against Scotland's Technical Handbooks (Section 2: Fire) under the Building (Scotland) Regulations 2004, rather than Approved Document B. Duties in non-domestic premises come from the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006.
England's regulation 10 does not apply in Scotland. We follow the building's fire risk assessment and, where building work needs a warrant, the local authority's requirements.
