FD30 fire doors in Perth, done to the evidence

For property owners, landlords and managing agents in Perth, we offer FD30 fire doors with one team for the survey, the product and the installation.

Around Perth, family homes after loft conversions, light industrial buildings and care homes all depend on fire doors that close, latch and seal. We survey each opening and tell you plainly which doors need work and which don't.

In Perth, FD30 doors are the usual choice for escape-route corridors, stairs and kitchen doors where the fire strategy asks for 30 minutes. For a mixed portfolio in Perth, we can survey every FD30 opening in one visit and price leaf-only and doorset options side by side.

What does a correct FD30 installation include?

A typical timber FD30 leaf is around 44mm thick and hangs on at least three fire-tested hinges. The gaps between leaf and frame are set to the manufacturer's data, usually around 3mm. Intumescent strips, and smoke seals where needed, go in the frame or leaf edge as specified. The closer must pull the door shut and latch it from any angle. Every hole cut for a lock, latch or hinge is lined with intumescent material where the certification calls for it.

Then comes the part that is often skipped: sealing the gap between the frame and the wall with a tested material, as BS 8214:2026 now sets out in more detail.

As standard, the work covers:

  • Survey of the opening, frame and existing ironmongery
  • Certified FD30 or FD30S leaf, or full doorset
  • Photo record, product data and certificate references at handover
  • Frame-to-wall gap sealed with an evidenced material

Which fire door rules apply in Perth?

In Perth, fire doors are specified against Scotland's Technical Handbooks (Section 2: Fire) under the Building (Scotland) Regulations 2004, rather than Approved Document B. Duties in non-domestic premises come from the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006.

England's regulation 10 does not apply in Scotland. We follow the building's fire risk assessment and, where building work needs a warrant, the local authority's requirements.

Which buildings in Perth need FD30 fire doors?

Landlords, managing agents, facilities teams and homeowners in Perth can all commission FD30 fire doors from us. The usual settings are blocks of flats and shops, though single doors for HMOs are just as welcome.

Our process in Perth

  1. Measure the opening, check the frame and confirm the rating needed

  3. Remove the old door and assess the frame or structural opening
  4. Fix the frame and hang the leaf to the certified gap tolerances
  5. Fit seals, hinges, latch, closer and signage, then test close-and-latch
  6. Seal the frame-to-wall gap, make good and record the evidence

Questions

Is Perth within your coverage area?

It is. We cover Perth in Perth & Kinross and neighbouring towns such as Glenrothes. There is no charge for the survey.

Do I need to be there for the survey?

Someone needs to give us access to the doors. For blocks and commercial buildings, a caretaker or site contact is fine; for HMOs and homes, we agree a time with you or your tenants.

How long does it take to fit an FD30 door?

A leaf into a sound frame is often a few hours. A full doorset including frame removal, fixing, sealing and making good is usually half a day to a day per opening, depending on access and the wall construction.

Can a new FD30 door go into my old frame?

Sometimes. The frame has to be sound, square, securely fixed and compatible with the new leaf's certification. Many older frames are not, especially softwood linings or frames altered for previous doors. We check each frame on the survey and recommend a doorset only where the frame cannot be relied on.
