FD30 fire doors for Lancashire buildings

We provide FD30 fire doors across Lancashire, covering 18 towns and 40 postcode districts, including Preston, Burnley and Blackburn.

For a mixed portfolio in Lancashire, we can survey every FD30 opening in one visit and price leaf-only and doorset options side by side. In Lancashire, FD30 doors are the usual choice for escape-route corridors, stairs and kitchen doors where the fire strategy asks for 30 minutes.

Managing agents, landlords, schools, care providers, businesses and homeowners in Lancashire can all use one team for survey, supply, installation and evidence. We plan work around occupants and hand over a record for every door.

Where are FD30 doors used?

FD30 is the rating most buildings rely on. You will find it on flat entrance doors, doors onto escape corridors and stairs in houses in multiple occupation, kitchen doors in HMOs, and most internal doors on escape routes in offices, schools, surgeries and shops. Where smoke control matters too, the door is specified as FD30S (E30Sa), which adds a smoke seal and a tighter threshold.

The rating your building needs comes from its fire strategy or fire risk assessment, not from the door supplier. If you are unsure whether a door should be FD30 or FD60, we check the drawings, the risk assessment and what is installed now before we price anything. Our FD30 vs FD60 guide explains the difference.

What the rules say for Lancashire

England's framework applies in Lancashire. Approved Document B guides the fire performance of new and replacement doors under the Building Regulations 2010. Day-to-day duties sit with the responsible person under the Fire Safety Order 2005, and for multi-occupied residential buildings, the Fire Safety (England) Regulations 2022 add duties such as giving residents information about fire doors.

For blocks over 11 metres in Lancashire, those regulations require communal fire door checks at least every three months and best-endeavours flat entrance door checks each year. In higher-risk buildings, building work is overseen by the Building Safety Regulator, so we check whether approval is needed before starting.

What happens after you enquire

  1. Measure the opening, check the frame and confirm the rating needed
  2. Order a certified leaf or doorset to size, with matching components
  3. Remove the old door and assess the frame or structural opening
  4. Fix the frame and hang the leaf to the certified gap tolerances
  5. Fit seals, hinges, latch, closer and signage, then test close-and-latch
  6. Seal the frame-to-wall gap, make good and record the evidence

Budgeting for FD30 fire doors in Lancashire

As a guide, budget £300–£600 for a leaf into a sound existing frame; £650–£1,300 for a doorset, ex VAT for FD30 fire doors. The figure for your Lancashire building depends on the number of doors, the rating, the condition of the frames, finishes, hardware and access. We confirm a fixed price after the free survey.

Common questions

Do you provide FD30 fire doors across Lancashire?

Yes. We cover all of Lancashire, including Preston and Burnley. Surveys and written quotes are free.

Do FD30 doors need a closer?

Most do. Doors on escape routes, flat entrance doors and doors in the common parts of buildings need a self-closing device that shuts and latches the door. Some doors inside houses and locked riser doors are exceptions, depending on the fire strategy.

What is the difference between FD30 and FD30S?

FD30S has been tested for smoke control as well as fire. It adds a smoke seal, usually a brush or blade, and needs a tight threshold gap. Flat entrance doors and doors onto protected escape routes are commonly specified as FD30S.
